You should check the damages not just to repair them but also to ensure you would not be blamed and be made to pay for them when you move out. Before you commit with the landlord though make sure that you are already clear about the modes of payment. You should know whether you need to deposit the check or hand the payment in check or cash to the landlord. Of course, you need to know where when you need to pay the rent. Once everything is clear you can now sign the contract.
